Only a short drive from St. Pete Beach, Pass-A-Grille, and the popular Fort DeSoto Park (which covers five islands and 1,136 acres on the Gulf of Mexico and Tampa Bay), you will be surrounded by plenty of options for long beach days or spending days on the water. Located in a manicured and well-maintained community, you can enjoy lovely views of the landscaping with a backdrop of the expansive Tampa Bay from your balcony!

You will also have access to the large community Clubhouse, where there is plenty of seating, pool tables and a large screen TV. There is also a coin laundry room so you don't have to travel with dirty clothes! There is also a lighted tennis court for those who enjoy an active lifestyle.

PLEASE READ CAREFULLY All properties are NON-SMOKING INDOORS. Smoking is permitted outside of the property. (DO NOT LEAVE BUTTS ON GROUND OR THROW OVER BALCONY). Smoking indoors will result in a fee of $500.00, plus tax. The number of guests permitted to visit the property in addition to the sleeping guests is outlined in the house rules for this site. No subletting allowed. RIGHT OF QUIET ENJOYMENT: Please make sure that your level of noise, and that of your guests, does not infringe upon your neighbors. It is important to remember that residents keep patio doors and windows open to enjoy the weather. This means that the level of volume from televisions and sound systems should be maintained at a level that does not disturb others. At no time should any such devices be used on the balcony. SAFETY: Lessee and their guests understand that the property has not been modified for child safety, i e no special efforts have been made to childproof this property. For example, Electrical receptacles and cleaning supplies are accessible. Guests accept the responsibility for the supervision and safety of minors at all times. PARKING: Please park in assigned spots if applicable and use provided parking passes. If not assigned parking, you may park in the general parking lot. You may also use Guest spots as needed. Make sure to return provided parking passes, if not a charge of $50.00 will be deducted from deposit. VEHICLE POLICY: No vehicles other than automobiles shall be permitted to park within the property. For the purposes of this rule automobile does not include trucks over ton trailers mobile homes vehicles over in length or with more than two axles Motorcycles may be allowed with prior approval. No vehicle which cannot operate on its own power may remain within the property. No vehicle repair may be done on the property, excluding emergencies. Please check with rental agent if you will be bringing more than one vehicle, some properties only have parking for one vehicle. MEDIATION: Guest agrees to mediate any dispute or claim arising out of this Agreement before resorting to court action. Mediation fees, if any, shall be divided equally among the parties involved. The mediation shall be conducted under the existing rules of the American Arbitration Association. The mediation shall take place in Pinellas County, Florida. If mediation is unsuccessful, and court action results, the lawsuit must be filed in Pinellas County. If any judicial remedy is necessary to enforce or interpret any provision of this Agreement, the prevailing party shall be entitled to reasonable attorney fees, costs, and any other expenses. CANCELLATIONS: Total payment must be received 60 days prior to arrival. If you cancel 61 days or more before the date, of your arrival, you will receive your rent and deposit back less a $ϭϬϬ administration fee. If you do not cancel more than 60 days prior, then you forfeit all monies received. Travel Insurance is available for purchase on our website. Early departure does not warrant a refund. No refunds issued unless National Weather Service issues an evacuation order; and then you will only be refunded for the period that the unit was uninhabitable due to damage or the evacuation order. PETS: Other than Service animals, pets are not allowed without prior consent of the owners or NextHome Beach Time Realty. Should a pet be found on the premises without said written consent, you will be evicted and forfeit all monies. RIGHT OF ENTRY: Owner reserves the right to show the property at reasonable hours during the day with 2-hour advanced notice. Notice will be considered given if the Owner s Representative sends an email, or text message, should they be unable to contact the tenant via telephone. INDEMINIFICATIONS: Owners and their representatives will not be held liable if amenities malfunction during stay. Guests will not hold Owners and their Agent(s) liable for any injuries occurring on a property if available. If home is sold, foreclosed or taken off the market, a comparable home will be provided. If it is not to your satisfaction, your money will be returned. If we cannot provide a comparable home, your money will be returned. We will not be responsible for any other reimbursements other than the rent and deposits. PRE-RENTAL SCREENING: A criminal background check may be done on the person(s) named in this agreement A copy or copies of a valid driver s license s must be provided This information will only be used for the purposes of criminal background checks and confirmation of identity in an effort to thwart identity/credit card theft and not disseminated to any other person or person(s). The Owner reserves the right to refuse to rent to any person or person(s) with a criminal background that the owners in their sole discretion deem to be unsuitable. Your signature on this document indicates your permission for the background checks. RAILINGS & BREEZEWAYS: Nothing should ever be hung on the balcony or breezeway railings! EMERGENCIES: In the event of an emergency during your stay, please call our 24-hour emergency maintenance line at 727-307-3331. Our normal business hours are 9am-5pm, Monday Friday at 727363-3300. DISSATISFACTION UPON ARRIVAL: Cleaning problems, as well as any damages to unit & furnishings must be reported in writing within 24 hours of check-in time, including weekends & holidays. Failure to report dissatisfaction with cleaning or damages within 24 hours of check-in time will result in responsibility resting with the Tenant(s) SECURITY DEPOSIT: Security deposits will be returned within 14 days, provided the following terms are met: 1. No damage is done other than normal wear and tear, including linens and towels. 2. Unit is locked and keys, fobs, parking passes and any discount or membership cards are returned, where applicable. 3. You are not locked out of the unit. Each lockout will result in a charge of $50.00, plus tax. 4. No furnishings or items, including linens or towels, are removed/missing. 5. You depart on time. A $100.00 plus tax will be charged for a late checkout if not approved prior in writing 6. You are not evicted by law enforcement. 7. All garbage is bagged and disposed of accordingly. 8. All dishes, pots, pans, cutlery and utensils are in dishwasher and cleaning cycle started. 9. There are no fleas found in the unit. 10. There are no charges incurred on the telephone or cable bill as a result of tenancy. In the event of damages, your Security Deposit will be used to pay the first portion of damages up to the amount of the security deposit. If you purchased the Damage Protection Policy, the next $3,000 of damages will be paid if eligible, as per the policy. Please note that your coverage does not include excess cleaning, or any damages that are caused by actions precluded in your terms, for example smoking, pet damage, or theft. If damages are more than the two above amounts combined, your credit card will be charged for the excess.
